1. Prevent Water Intrusion
- Grade soil away from the foundation to direct water out and away.
- Clean gutters and downspouts regularly to prevent overflow near the foundation.
- Extend downspouts at least 4–6 feet from the house.
- Install or maintain a sump pump (with a battery backup).
- Add a backwater valve to prevent sewer backups during heavy rain.
- Waterproof foundation walls with proper sealing and drainage systems (interior or exterior).
2. Meet Fire and Building Codes
- Install egress windows in all basement bedrooms (Ontario Building Code requirement).
- Ensure the ceiling height is at least 1.95 m (≈6’5”).
- Smoke and carbon monoxide detectors must be hardwired and interconnected.
- Use fire-rated drywall or insulation if required for rental or duplex conversions.
3. Improve Air Quality & Ventilation
- Add dedicated HVAC supply and return vents in the basement.
- Run a dehumidifier year-round, especially in warmer months.
- Ensure bathroom fans and kitchen vents exhaust outdoors, not into the ceiling or attic.
- Inspect for mold behind walls or under floors—especially after past flooding.
4. Structural Integrity & Load Safety
- Don’t remove support posts or walls without engineering approval.
- If finishing a basement, ensure proper subflooring to prevent moisture wicking from concrete.
- Watch for signs of foundation shifting: large cracks, sticking doors, sloped floors.
5. Electrical & Lighting Safety
- Ensure outlets near water sources are GFCI protected.
- Avoid overloading circuits—consider dedicated circuits for high-draw appliances.
- Use adequate lighting to reduce the risk of trips or accidents.
