1. Prevent Water Intrusion

  1. Grade soil away from the foundation to direct water out and away.
  2. Clean gutters and downspouts regularly to prevent overflow near the foundation.
  3. Extend downspouts at least 4–6 feet from the house.
  4. Install or maintain a sump pump (with a battery backup).
  5. Add a backwater valve to prevent sewer backups during heavy rain.
  6. Waterproof foundation walls with proper sealing and drainage systems (interior or exterior).

2. Meet Fire and Building Codes

  1. Install egress windows in all basement bedrooms (Ontario Building Code requirement).
  2. Ensure the ceiling height is at least 1.95 m (≈6’5”).
  3. Smoke and carbon monoxide detectors must be hardwired and interconnected.
  4. Use fire-rated drywall or insulation if required for rental or duplex conversions.

3. Improve Air Quality & Ventilation

  1. Add dedicated HVAC supply and return vents in the basement.
  2. Run a dehumidifier year-round, especially in warmer months.
  3. Ensure bathroom fans and kitchen vents exhaust outdoors, not into the ceiling or attic.
  4. Inspect for mold behind walls or under floors—especially after past flooding.

4. Structural Integrity & Load Safety

  1. Don’t remove support posts or walls without engineering approval.
  2. If finishing a basement, ensure proper subflooring to prevent moisture wicking from concrete.
  3. Watch for signs of foundation shifting: large cracks, sticking doors, sloped floors.

5. Electrical & Lighting Safety

  1. Ensure outlets near water sources are GFCI protected.
  2. Avoid overloading circuits—consider dedicated circuits for high-draw appliances.
  3. Use adequate lighting to reduce the risk of trips or accidents.
